PATRICK RANCH located in Glendale, AZ was started by Hancock Homes in 1995 and was later completed by Beazer Homes in 1996. (south of Pinnacle Peak Rd, north of Patrick Lane, west of 67th Avenue and east of 73rd Avenue)
There are 187 homes of which approximately 17 homes are 2-story. Homes ranging from 1,900 sq feet up to 2,700 sq feet are located on the Manor side which is east of 71st Avenue. Larger homes (some with a basement) can be found on the west side of 71st Avenue which is called the Summit.
The original builder designed the neighborhood so that the homeowners had large lots. The community also allows RV parking behind the RV gates.
Rossmar and Graham is the property manager for the community. The yearly HOA fee is approximately $105 annually payable at the end of the year.
